Rental Criteria

Please note that all application fees are non-refundable. Additionally, we do not accept reusable tenant screening reports at this time. An application may be denied due to the following reasons:

  • Income

    Insufficient proof of income or monthly household income less than three times the monthly rental amount.

  • Credit History

    • Unverifiable Social Security number
    • Credit score below 600
    • Open bankruptcy
    • Bankruptcy discharged or dismissed in the past 24 months
    • Judgment or collection for unpaid rent
    • Judgment or collection for damage to the rental unit
    • Foreclosure in the past 24 months
    • Past due mortgage
    • Tax lien
  • Criminal

    • Criminal records will be reviewed on a case-by-case basis, taking into consideration the nature and severity of the conviction and the length of time since the criminal activity.
    • Falsifying an application will also result in denial.
  • Eviction and Judgment

    • Eviction filed in the past 48 months
    • Judgment or collection for unpaid rent
    • Judgment or collection for damage to the rental unit

  • Rental History

    • Unverifiable rental history
    • Unfulfilled lease obligation(s)
    • Current or past balance owing for deposit, rent, fees, or damages
    • Eviction pending
    • Two or more late payments within a 12-month period
    • Two or more NSF (non-sufficient funds) checks within a 12-month period
    • Two or more complaints within a 12-month period
    • Less than 12 months of rental history
    • Unauthorized pets
    • Unauthorized occupants
    • Damage to the unit or property
